Frequently Asked Questions about Home Staging - Essex Designs

What is a home staging?

Home staging is the process of preparing a private residence for sale in the real estate marketplace. The goal of home staging is to make a home attractive to the largest number of potential buyers, thereby selling the property more quickly and for a higher price.

The key elements of home staging include decluttering, depersonalizing, cleaning, and repairing the property. In addition, home stagers will often add furniture and accessories to make the property more appealing to potential buyers.

Why should I stage my home?

One of the most common mistakes people make when staging their homes is not taking into account the specific needs of their target market. All homes are filled with personalized items, which can make it difficult for potential buyers to see the property as their own.

Home sellers should always try to present their properties to meet buyers expectations. Professional photos of well-staged homes are more likely to generate interest from buyers, leading to more showings and a quicker sale.

What are the benefits of home staging?

Home staging has been shown to be an effective marketing tool in the real estate industry. Studies have shown that staged homes sell faster and for more money than non-staged homes. In addition, home staging can make a big difference in how potential buyers perceive a property online.

When done well, it makes a good first impression, and buyers will want to jump and request a tour. A study by the National Association of Realtors shows, eighty-three percent of buyers’ agents said home staging made it easier for a buyer to visualize the property as a future home.

Some of the other benefits of home staging include:

  • Allowing potential buyers to see the property at its best
  • Making the property more attractive to potential buyers
  • Helping to sell the property more quickly
  • Increasing the chances of getting a higher selling price

How much does home staging cost?

The cost of home staging can vary depending on a number of factors, such as the size and condition of the property, the amount of furniture and accessories needed, and the services of a professional home stager. The starting price for a professional staging is $1500.

Sounds expensive? But consider the average first month reduction in real estate is 10%. In most cases, the cost of home staging is far less than the first price reduction when you don't get offers.

It might sound expensive, but if you're marketing a vacant property, for example, you will be paying lots of bills for every month that it sits in the market: mortgage payments, insurance, taxes, utilities maintenance and repairs.

A home stager can show buyers how gorgeous your property is with updated furniture and elegant décor, helping to sell the property more quickly  and Increasing the chances of getting a higher selling price. The investment may be one of the finest money you've ever spent.

Is there anything I can do to stage my home myself?

If you are on a tight budget, there are a few things you can do to stage your home without hiring a professional.

  • Declutter and depersonalize the space as much as possible.
  • Make sure all rooms are clean and free of clutter.
  • Make sure all rooms are well-lit to create a warm and inviting atmosphere.

Many homeowners should also stage their homes with necessary maintenance and repairs before putting them on the market.

What are some common misconceptions about home staging?

One of the most common misconceptions about home staging is that it is only for larger and higher priced properties. The truth is, home staging can be beneficial for any type of property and price range. Additionally, many people believe that home staging is only necessary when a property is vacant. However, even occupied homes can benefit from home staging, as it can help to make the space more appealing to potential buyers.

Do I need to use a professional home stager?

While you are not required to use a professional home stager, it is generally recommended. Professional home stagers are experienced in maximizing the appeal of a property.

How do I find a professional home stager?

If you are interested in using a professional home stager, there are a few ways to find one in your area. The best place to start is by asking your real estate agent for a recommendation. You can also search online for home stagers in your area.

When choosing a professional home stager, it is important to find someone who is experienced and reputable. Be sure to ask if they have formal training and their process carefully before making a final decision.

My parents sold their house last year with the help of a real estate agent. They must have done some home staging because I barely recognized my childhood home when I clicked on the listing ;-)
It did sell though, and it went to a young family, so it’s all good.

Laurie,
Moving is a lot of work, and truly stressful. Staging helps relieve the pain of this event.
Thanks for sharing!

This does sound like a lot of work, but I’m sure it’s worth it.
As we are getting my parents’ home ready to sell, this is very timely. Overwhelming, but a good idea nonetheless.

Thanks for sharing! Pinning for later!
